What a direct land buyer does

A direct buyer evaluates property for its own account and may present a purchase proposal. The buyer does not represent the owner, determine market value, or advise the owner which sale method is best.

Questions owners may wish to ask

  • Is the buyer purchasing as principal or acting for someone else?
  • What contingencies, inspection rights, assignment rights, and closing conditions appear in the written agreement?
  • Who pays the costs listed in the agreement?
  • What happens if title or property information differs from what was initially reported?
  • Would an independent appraisal or open-market listing help the owner compare alternatives?

We may consider public records, access, utilities, zoning information, taxes, title risk, intended use, carrying costs, and demand within our private network. Any proposal reflects our own business judgment and may differ from an appraisal or another buyer’s view.
